CFDs/Mello-Roos/Other Fees

Homes within Rancho Mission Viejo are located in a Community Facilities District (CFD) and are therefore subject to special taxes levied through that district. Buyers can review detailed information about the applicable CFD directly with the Neighborhood Builder during the purchase process. Additional disclosures, including the amount and structure of the special tax, are provided in the Notice of Special Tax, which should be reviewed carefully before closing.

A fee is collected on initial home sales and on the resale of all Ranch homes to fund an important Community Services Organization called RanchLife. RanchLife is unique to Rancho Mission Viejo and each of its Villages in that it funds a full calendar of Ranch-resident recreational and educational programs (e.g., fitness classes, happy hours and personal enrichment classes), community-wide events (e.g., holiday festivities, celebrations, and concerts), Ranch resident-led clubs, a community-wide web portal and mobile app, and program collaboration with various Ranch partners.

In addition, all Rancho Mission Viejo homeowners pay a monthly master homeowners association fee through the Rancho Mission Viejo Master Maintenance Corporation or Rancho MMC. Rancho MMC funds the management and maintenance of Rancho Mission Viejo’s many community recreational amenities and facilities as well as all the community farms, parks, common area landscaping, hardscape, lighting, community trails, and monumentation as well as related staffing and administration.

Based on builder neighborhood, additional fees may be assessed for other purposes including attached-home sub-associations for exterior building maintenance, private streets/parking and common area landscaping or “special benefit areas” which could include the maintenance of slopes, private streets and alley areas, gated neighborhoods, and more.

HOA fees in Rancho Mission Viejo vary by neighborhood and typically range from about $250 to $1,000 per month. These fees support community amenities (pools and community clubhouses), landscaping, parks, trails, and shared spaces. The HOA fees allow residents to access amenities across all of the community’s villages making it an incredible value.
