Rancho Mission Viejo Launches 326-Home Senior Village Starting in Mid-$900,000s

Southern California’s master-planned communities are increasingly carving out dedicated spaces for active older adults, reflecting demographic shifts as baby boomers seek purpose-built housing with age-appropriate amenities. Rancho Mission Viejo is opening Gavilán Ridge, its first age-restricted development within the 23,000-acre property, with 326 homes across five neighborhoods set to debut at a grand opening celebration on Jan. 11.
The development, located at 30225 Ranch Canyon, represents a new direction for Rancho Mission Viejo, which is building 14,000 homes total across its expansive holdings. According to the project’s website, Gavilán Ridge targets buyers aged 55 and older with single-level residences designed to reduce maintenance demands while providing access to social and recreational facilities. Three homebuilders—Del Webb, Lennar and Tri Pointe Homes—are
constructing the five neighborhoods: Lavender, Luna, Nova, Elara, and Strata. The product mix includes paired homes, duplexes, and single-family detached residences ranging from approximately 1,296 square feet to 2,913 square feet. Both one-story and two-story floor plans are available, though the development emphasizes single-level living.
Pricing varies by neighborhood and home type. Lavender offers the entry-level product with paired and detached homes starting in the mid-$900,000s. Luna, Nova and Strata provide mid-range options with single-family and duplex configurations, while Elara features the largest homes, with two-story single-family residences priced approaching $2 million. The homes incorporate universal design elements including wider doorways and zero-step
entrances intended to accommodate mobility needs. Floor plans feature open layouts with indoor-outdoor connections, while reduced yard sizes aim to minimize upkeep requirements for owners who travel frequently.
A central amenity facility called The Club at Gavilán Ridge is scheduled to open in summer 2026. The clubhouse will include a lap pool, fitness center, pickleball courts, bocce courts, a bar, ballroom, meeting rooms and outdoor gathering spaces with fire pits. The facility overlooks hillside terrain and will serve as the social center for the community. Beyond the dedicated 55-plus amenities, Gavilán Ridge residents will have access to recreational facilities
throughout Rancho Mission Viejo’s other villages, including additional pickleball courts—12 currently available for all ages, with eight more planned specifically for the senior village. The broader master-planned community features pools, parks, and open space within a nature
reserve.
Rancho Mission Viejo describes this as a “forever community” model, allowing older residents to live near children and grandchildren while maintaining a distinct residential and amenity structure tailored to their stage of life. This arrangement enables family connections while maintaining separate household spaces designed for different life stages. First residents are expected to begin moving into Gavilán Ridge in early 2026. The project adds to Southern
California’s growing inventory of age-qualified housing as the region’s 55-plus population expands and seeks alternatives to traditional single-family homes in established neighborhoods.
